A Study Case in a Smart Office Building

We spend between 5 to 8 hours a day in offices. Those offices were supposed to be smart or at least that is what we are told for the last 20 years. The fact that the HVAC system or lighting system opens or closes with a certain schedule or the light can be dimmed according to day-light ( which in 95% of those smart buildings is not the case ) would be enough to make those buildings comfortable, efficient and sustainable and they are the future of buildings.
But are they really comfortable?
Are they really efficient?
Are they really sustainable?
The answer is a simple NO. Because it is not enough to have a smart building and then rely on the people who are operating the Building Automation System or HVAC system of the building.
The most important problem in those buildings is that the systems are 100% installed before life starts in the buildings. They are calculated with some engineering numbers and assumptions of occupancy during the day. After those calculations, a fixed schedule is programmed in the system and nobody takes care after that.
STUDY CASE WITH A VERY SMART BUILDING
We have been working on a project with a brand new ` Smart Building `
The building is a 45 story skyscraper which is the HQ of a well-known insurance giant. The building is only a few years old and the company has spent millions of USD to have a smart LEED certificated building. The building can recognize you when you enter the building, they have smart thermostats in certain parts of the building, the system opens automatically in a certain time in the morning and according to the schedule, it runs the building HVAC and lighting system.
But the company has moved over 2000 people from different countries, cities to the building in one day and life started in the building. As soon as the real-life started the problems started as well. Because those assumptions which were made during the construction were not happening but neither the Smart System nor the people who were operating were taking care of those changes which were happening during the day. They had a lot of other things to do but also they did not have enough data from different parts of the building to understand what was going on inside of the building during the day, how people were using the building, how the occupied zones or floors were changing, how that affects the indoor climate of the building. They could not see that.
The system of the building before BEAD was integrated was programmed to start at 0530 am even though the work started at 0900am, The HVAC temperature was set to 26C for the winter and 19C for the Summer. They were just adapting the temperature according to the assumptions or if someone was complaining about the heat or cold.
Another problem was the structure of the building. They had social areas every second floor of the building. Those areas were barely used but the ventilation and lighting were always running on 100%.
WHAT WE HAVE DONE?
We have installed BEAD sensors in every 200m2 on every floor. The sensors are sending information regarding temperature, humidity, CO2, lighting, air pressure and occupancy trends in every 200m2 zoneWe integrated Energy Analyzer to energy panel of each floor and divided each floors energy consumption from the main consumptionBEAD Gateway is integrated into the HVAC system of the building so that it can communicate with the Buildings Automation System.The system started sending data about each 200m2 of the building and BEAD started to create a digital model of the day-cycle of the building with the real-time data which is sent by BEAD sensorsThe weather forecast is adapted to BEAD system so that the system gets the forecast of the next day in order to prepare the building for the changing outdoor circumstances.
After integrating BEAD system to the building started to be operated with the real-time data and with the real occupancy changes which are happening during the day.
The schedules of the HVAC system are not pre-set anymore but they are dynamic schedules which BEAD is creating automatically with its AI. The starting time of HVAC is now 0730 am instead of 0530 am. The temperature set points are dynamic and changing according to occupancy and outdoor temperature levels.
BEAD has taken over the operating from a human and with the data which is generated from different angles of the building.
